The Financial Completion Guarantee (GFA) responds within the framework of the Sale in the Future State of Completion (VEFA), to the obligation of Article L.261-1 and following of the Construction and Housing Code (CCH) and gives the purchaser the certainty that in the event of default by the promoter, the financing of the completion of the building is guaranteed.

The ten-year guarantee is a legal warranty to which the entrepreneur is bound for a period of ten years from the acceptance of the work.
Established by the Spinetta law in 1978, the ten-year guarantee allows the repair of damage which affect the solidity of the frame or make the work unsuitable for its intended purpose.

The guarantee of proper functioning or biennial guarantee is a legal guarantee to which the contractor is bound for a period of two years from the receipt of the work.
Up to two years after the acceptance of the work, the building owner may require companies to repair or replace equipment items which do not work properly.
